  • About RES Course
    About RES Course

    RES course is a preparatory module for all new entrants interested in pursuing a career in real estate.
    The Certificate of RES Course Completion has a validity period of 2 years for the purpose of determining eligibility to take the RES examination. Candidates are eligible to take the RES examination within 2 years from the completion date of their RES Course. Beyond the validity period, candidates will be required to attend and complete the RES course again before they become eligible to take the RES examination.

    The syllabus is prepared in the context of laws in Singapore governing real estate agency work with focus on sale and lease transactions involving residential, commercial and industrial properties located in Singapore.
    The syllabus does not include laws or regulations of other countries governing transactions of foreign properties. Real estate agents are advised to be familiar with such laws or regulations when advising their clients in foreign property transactions/investments.

    RES Syllabus

    The RES syllabus is designed to ensure real estate agents meet the expectations required of them:

    • Have good knowledge of the concepts of real estate and agency practice;
    • Have basic knowledge of the legal requirements and laws governing property transactions and real estate agency work;
    • Have basic knowledge of the terminologies and concepts used in real estate transactions and leasing with the understanding of the need to comply with the requirements of the law;
    • Understand the requirements of the Estate Agents Act 2010 and subsidiary legislation including Code of Ethics and Professional Conduct, and of the Council for Estate Agencies (CEA); and
    • Ability to handle a typical property transaction effectively and in compliance with the law, government policies, rules and CEA’s prescribed regulations and practice guidelines.

    RES Exam Syllabus

    The course curriculum and materials developed by the Approved Course Providers for the examination preparatory courses must adhere to the RES examination syllabus endorsed by CEA.

    The current RES examination syllabus was revised and took effect from 1 Jan 2017. 

    The list of sample RES examination questions are updated on 1 Jan 2019. More information on how the questions are related to the RES examination syllabus, such as the Competency Unit, Learning Outcome and Cognitive Level are included in each sample question. This is to provide greater clarity on the level of difficulty expected for each topic and guides candidates in their preparation for the examination. Please note that the information in the sample questions are accurate as at 1 Jan 2019.

    Candidates will not be tested on Government policy changes announced or implemented within one month before the RES examination.

    • Possess any 1 of the following Local Academic Qualifications:
      - ITE Higher NITEC / Master NITEC or

Thereafter, when they register for the RES/REA Course, they will need to produce a letter of support from the estate agent.”

  • RES Revision
    RES Revision

    The RES Revision is meant for participants who have already completed their RES course and is preparing to sit for the upcoming RES examination.

    Many participants who have attended the RES Revision find the exam tips, mock-test, sample questions and revision on difficult topics very helpful in their preparation for the exam.

    The RES Revision is an intensive revision class comprises of full day lessons, it is a mock test to simulate actual RES exam conditions. The trainers will revise on important topics & concepts, understand the examination format and suggested strategies toward the RES exam paper and focus on case studies questions.

    Limited seats for each intake, your registration will only be confirmed upon receipt of payment, on a first-come-first-serve basis.

    The RES Examination is administered by CEA’s appointed exam administrator SEAMEO Regional Language Centre (RELC). The appointed exam administrator will coordinate the registration of candidates, conduct the examination and notify candidates of their results.

    Exam Fees:

    $417.30 (inclusive of GST) per candidate
    $235.40 (inclusive of GST) per paper per candidate 

    Exam Format:

    2 papers each (2 ½ hours per paper)
    Both Papers 1 & 2:
    - Section A: 50 Multiple Choice Questions (MCQs) - 1 mark each
    - Section B: 15 MCQ with reference to 1 or 2 Case Studies – 2 marks each
    - Section C: 10 Fill in the Blank Short Answer Questions (SAQs) - 2 marks each

    Exam Results:

    Exam Administrator will notify candidates of their results.
    The results for July 2011 RES examination onwards will be in one of the following formats:
    - Pass (P)
    - Fail (F)
    - Pass Paper 1; Fail Paper 2 (P1 F2)
    - Fail Paper 1; Pass Paper 2 (F1 P2)
    Candidates will be allowed to retake their failed Paper only from the August 2011 RES examination onwards. There shall be no retrospective consideration of results from earlier examinations taken from Jan to Jun 2011.

    Important Notes:
    • RES course participants will have to pass the RES examination within 2 years from the date of issue of the Certificate of Completion of RES Course. 
    • If they are unable to pass any remaining Papers within the 2-year timeframe, they will have to re-take the RES course and sit for the full RES examination again i.e. both Papers 1 and 2.
    • Please be informed that attending the RES Course and passing the RES Examination does not automatically qualify an individual to be a real estate salesperson. The applicant has to comply with the full registration requirements stipulated under the Estate Agents Act, which include meeting the fit & proper criteria.     Exam Eligibility Criteria:

    Exam candidates will need to comply the following:

    • Complete the RES course with a minimum 75% attendance record before they are eligible to receive the "Certificate of Completion for RES Course".
    • RES course participants are required to pass the RES examination within 2 years from the date of issue of the "Certificate of Completion" of RES course.
    • Participants who are unable to pass both papers within the 2-year timeframe; will be required to re-take the RES course and sit for the full RES examination i.e. both Papers 1 and 2.
    Appeal of RES Exam Results:
    • Appeals for review of RES examination results must be submitted to SEAMEO Regional Language Centre (RELC). CEA's appointed examination administrator using the prescribed forms provided within 5 working days from the date of the notification of examination results. A non-refundable fee of $64.20 (inclusive of GST) is charged for the review of each examination paper.
    Not Sitting For RES EXAM:
    • To attend RES COURSE for Learning Purpose
    • Foreigners without letter of support from Estate Agent
    • Participants who have no intention to take RES EXAM
