Before embarking on your journey, ensure that you meet the eligibility requirements by Council of Estate Agencies (CEA). You must be at least 21 years old and a Singaporean or Singapore Permanent Resident (SPR) for over 10 years. You will also need to have a minimum of 4 GCE ‘O’ Levels passes or equivalent in order to qualify to register to be a real estate salesperson. Alternatively, you will need a Level 5 and above Workplace Literacy and Numeracy (WPLN). You can find out more detailed information on the requirements from CEA directly.
Aspiring real estate agents must first complete the RES Course from a CEA approved course provider. Through this course, you will learn about and fully understand the rules and regulations in relation to real estate agency work and practices and Singapore’s laws and guidelines in the buying, selling and renting of HDB flats, private apartments and condominiums, commercial business spaces and industrial properties. Even practising real estate agents are not able to fully have all the material covered by RES courses at their fingertips, so you can get in-depth knowledge by the many different areas that RES courses cover.
Once you’ve completed the RES course and achieved at least 75% attendance, you can then register for the RES examinations at CEA’s appointed examination administrator. You have to pass the two RES exam papers to qualify for your real estate licence. Exams are typically held 3 times a year. You are encouraged to sign up as early as possible because most of the exam registrations are oversubscribed months prior to the exam itself. The examination results will be released 4-6 weeks after you’ve taken the exam.
