This course aims to train Real Estate salesperson to understand the context of project under construction, Housing Developer Acts, how the ACT protect the interest of buyer. The course also will help salesperson understand the Roles and Responsibilities of a housing developer. This course will also help RES to harness the basic skillset to start marketing project under construction and the pre-marketing work required before the project official launch
Learning Outcome:
This course will cover the following topics:
• Properties covered by the Act
• Sales and no-sales license
• Duties of developers
• Mandatory information on housing project to be provided to intending buyers
• Housing Developers (SHOW UNIT) rules 2015
• Controls on advertisement
• Standard OTP (including its content)
• Standard S&P agreement (including its contents) eg buyer’s obligation on payment schedule
• Interpret the respective stakeholder’s rights and duties at various stages of a property transaction. Eg. OTP, S&P agreement, Temporary Occupation Permit (TOP), legal completion
(CSC)
• Defects Liability Period
• Procedure for sub-sale
• Remedies for breach by seller and buyers eg. Shortfalls in floor area, defects, failure to pay
