The RES course is a preparatory module for all new entrants interested in pursuing a career in real estate. The Certificate of RES Course Completion has a validity period of 2 years for the purpose of determining eligibility to take the RES examination. Candidates are eligible to take the RES examination within 2 years from the completion date of their RES course. Beyond the validity period, candidates will be required to attend and complete the RES course again before they become eligible to take the RES examination.

The syllabus is prepared in the context of laws in Singapore governing real estate agency work with focus on sale and lease transactions involving residential, commercial and industrial properties located in Singapore. The syllabus does not include laws or regulations of other countries governing transactions of foreign properties. Real estate agents are advised to be familiar with such laws or regulations when advising their clients in foreign property transactions/investments.

The RES course syllabus is designed to ensure real estate salespersons meet the expectations required of them:

• Have good knowledge of the concepts of real estate and agency practice
• Have basic knowledge of the legal requirements and laws governing property transactions and real estate agency work 
• Have basic knowledge of the terminologies and concepts used in real estate transactions and leasing with the understanding of the need to comply with the requirements of the law 
• Understand the requirements of the Estate Agents Act 2010 and subsidiary legislation including Code of Ethics and Professional Conduct and of the Council for Estate Agencies (CEA) and
• Ability to handle a typical property transaction effectively and in compliance with the law, government policies, rules and CEA’s prescribed regulations and practice guidelines

The course curriculum and materials developed by the Approved Course Providers for the examination preparatory courses must adhere to the RES examination syllabus endorsed by CEA.

The current RES examination syllabus was revised and took effect from 1 Jan 2017.

The list of sample RES examination questions have been updated on 1 Jan 2019. More information on how the questions are related to the RES examination syllabus such as the Competency Unit, Learning Outcome and Cognitive Level are included in each sample question. This is to provide greater clarity on the level of difficulty expected for each topic and guides candidates in their preparation for the examination. Please note that the information in the sample questions is accurate as at 1 Jan 2019.

  • GCE ‘O’ level with min 4 credit passes. CEA accepts combined GCE ‘O’ level results taken at not more than 2 sittings
  • Higher NITEC (ITC, CBS, Master NITEC, NTC1)
  • GCE ‘A’ level
  • Diploma obtained from accepted local Polytechnics only (NYP/NP/RP/SP/TP)
  • Degree or Higher, attained from accepted local Universities only (NTU/NUS/SIT/SMU/SUSS/SUTD)
  • Workplace Literacy and Numeracy (WPLN) – Attained level 5 and above for the WPLN assessment in these 5 components (Reading, Listening, Speaking, Writing and Numeracy)

Latest updates on the procedure for submission of Foreign and Local Private Academic Qualifications for CEA’s Assessment from 6 August 2021

Applicants who wish to submit their academic qualifications for CEA’s assessment will no longer need to submit it via ACEAS from 6 August 2021.

Please be informed that attending the RES course and passing the RES examination do not automatically qualify an individual to be a real estate salesperson. The applicant has to comply with the full registration requirements stipulated under the Estate Agents Act, which include meeting the fit & proper criteria. Please check the complete list of registration criteria on CEA’s website before registering for the RES course.

For foreigners who wish to register with CEA as salespersons, they will need to have a valid Employment Pass (EP) issued by the Ministry of Manpower (MOM) to work in the real estate agency industry. They should consult an estate agent that is prepared to support their future registration application who would then check with CEA. Thereafter, when they register for the RES/REA course, they will need to produce a letter of support from the estate agent.

The RES revision is meant for participants who have already completed their RES course and are preparing to sit for the upcoming RES examination.

Many participants who have attended the RES revision find the exam tips, mock-test, sample questions and revision on difficult topics very helpful in their preparation for the exam.

The RES revision is an intensive revision class consisting of full day lessons. It is a mock test to simulate actual RES exam conditions. The trainers will revise on important topics & concepts, understand the examination format and suggest strategies toward the RES exam paper and focus on case studies questions.

Limited seats for each intake, your registration will only be confirmed upon receipt of payment, on a first-come-first served basis.

The RES examination is administered by CEA’s appointed exam administrator NTUC LearningHub. The appointed exam administrator will coordinate the registration of candidates, conduct the examination and notify candidates of their results.

Exam Format:

With effect from 2023, the format of both Paper 1 and Paper 2 are as follows:

Both Papers 1&2:

• Section A: 60 MCQs (60 marks)
• Section B: 20 MCQs with reference to 1 or 2 Case Studies (40 marks)

Duration: 2 hours 30 minutes for each paper

Not Sitting for RES Exam:

• To attend RES course for learning purpose
• Foreigners without letter of support from Estate Agent
• Participants who have no intention to take RES exam

The RES course is eligible for NTUC UTAP (Union Training Assistance Programme) subsidy. 

The UTAP is a funding initiative provided by NTUC to encourage NTUC members to pursue lifelong learning in specialised industries and areas, such as real estate. This subsidy is particularly beneficial for individuals looking to upskill their capabilities and pursue advanced positions in their existing careers, or to make mid-career switches.

To be eligible for the UTAP subsidy for your RES course, there are specific criteria that one must meet:

• You must be a member of NTUC prior to course commencement date.
• Paid-up union membership (by upfront deduction) before course commencement, throughout the whole course duration and at the point of claim.
• The RES course you enrol in should be supported by UTAP, and training must commence within this supported period.
• UTAP funding is only applicable to the course fee, excluding company sponsorship and other funding types.
• Unfunded course fees must be a minimum of $20.
• You must maintain a minimum of 75% attendance throughout the course.

It’s important to note that the eligibility criteria are subject to changes, and prospective participants should always check the latest guidelines.

To claim your UTAP subsidy, follow these simple steps:

• Log in to your account on the NTUC Portal.
• Navigate to the UTAP subsidy section and select the RES course.
• Submit the necessary documents, such as your course completion certificate and receipts.
• The subsidy claim will be processed, and you will be notified of the outcome.
• The UTAP claim must be made within six months after the last day of course. All late applications will be rejected.

NTUC members can get up to 50% claims on the unfunded course fee or up to $250 per year when they sign up for UTAP-approved courses. If you’re aged 40 and above, you can receive higher funding support up to $500 per year, capped at 50% of the unfunded course fees. (subject to change from time to time or conditions applied)

Singaporeans who are aged 25 and above can claim SkillsFuture Credit of up to $850.20 as a subsidy for their course fees. The balance fees can be paid directly to RCN.
